Elevators, wine coolers, and a fountain are just some amenities in the six homes for sale on the 1800 block of Delancey Place.
Six multimillion-dollar homes are for sale on one block of Delancey Place between 18th and 19th Streets, one of the most coveted addresses in the city.
Houses on this block near Rittenhouse Square see turnover every 23 to 25 years, said Mary Genovese Colvin, an associate broker with Compass PHL. It is rare for six houses to be for sale simultaneously.
“We’ve never had a situation where we’ve had so many on the same block turnover at the same time. That’s what makes it a little bit unusual right now,” said Genovese Colvin, whose firm is listing three properties for sale on the Delancey Place block.
She said the owners are selling for distinct reasons: one is moving out of state, another already lives out of state, and the third is moving into a condominium.
Potential buyers for the three homes could include young families, people coming in from New York, and others relocating from the suburbs.
The buyers coming from the suburbs “don’t want the lawns. They don’t want the responsibility of a large home, but they’re not reducing their lifestyle. So then they come onto Delancey,” said Genovese Colvin.
Nancy Alperin, president and CEO of Maxwell Realty Co. Inc., who is listing 1829 Delancey, said this stretch of Delancey Place is “the most prestigious block in the Rittenhouse Square area and, quite frankly, in the city.”
1819 Delancey Place
The home at 1819 Delancey is over 6,000 square feet across five levels and includes six bedrooms and four full bathrooms. The property, which is listed by Compass PHL, is on the market for $5,750,000.

An uptick in the housing market
While people were resistant to buying homes last year because of interest rates, they now realize they really do need to move, said Genovese Colvin, who said the housing market has gotten busier since the end of January.
“The interest rates aren’t the number one concern for our buyers anymore. The market has gotten busier I believe for that reason,” she said.
Lisa Yakulis, a broker associate with Kurfiss Sotheby’s International Realty who is listing 1830 Delancey, said that in the last month and a half, the Center City housing market has been “picking up,” and she has seen more buyers interested in single-family homes.
“That’s encouraging to see in Center City,” Yakulis said. “Center City has a lot to offer, and it’s nice to see people seeking to either stay there, come back into the city, or come to the city for the first time.”
