House of the week: A ranch house and business property in central Montco for $532,000
The three-bedroom house is surrounded by four outbuildings with many potential uses.
“It has a little bit of everything,” said Laticia Vigil. “We wanted our kids to have a full life.”
She and her husband, Jamey, bought the property in Green Lane in 2008: a three-bedroom, two-bathroom ranch house with four surrounding outbuildings where the Vigils operated their caulking business. One of the outbuildings was used by the couple’s pets, and they raised chickens and goats.
Jamey died two years ago, and Laticia and her son and daughter, now teenagers, have moved to West Virginia to be near her family.
The 1,836-square-foot ranch house is on 2½ partially wooded acres between Green Lane and Schwenksville. Two of the outbuildings have heat and electricity. One is a two-car garage and the Vigils added a bonus room and full bathroom, adding 400 square feet that could be converted to an in-law suite. There is also ample aboveground parking for guests.
Other possible outbuilding uses include a home office, an art studio, gardening shed, or tractor storage.
There is a one-year-old aboveground pool stocked with cleaning equipment and supplies.
Flooring throughout the home is hardwood except in the kitchen and office, where it is tile.
The kitchen has newer appliances, a brand new refrigerator, and new quartzite countertops, and the whole house interior has been freshly painted. There is a new roof, new central air-conditioner, whole house generator, security system, and hot tub.
The fenced-in backyard also has a goldfish pond.
The property is five minutes from Green Lane Park, providing year-round access to boating, fishing, hiking, horseback riding, and camping.
It is listed by Cathy Marsh of BHHS Fox & Roach Collegeville for $532,000.
