House of the week: A Trinity in the heart of Washington Square West for $415,000
It's a little house on a little street, the owner says.
For the two years that she lived at 20th and Pine Streets, Dorothy Krotzer walked to her job in Old City every day and always picked a route through the smaller streets.
“I always thought about [owning] a little house on a little street,” said Krotzer, a historic preservation consultant and New Orleans native.
That came to pass in 2016 when she bought the two-bedroom Trinity on Washington Square West.
Krotzer thinks it was built in the 1830s, and it had been significantly renovated in the 1970s, so it didn’t require considerable updating, which is the way she wanted it.
She liked the courtyard, the ample light the house received, and the neighbors, some of whom became close friends.
But now she and her partner are moving to a larger home in Society Hill.
The 609-square-foot house retains many of the original architectural details, including hardwood floors, a brick fireplace and beamed ceilings.
The kitchen has high-end appliances: a Miele dishwasher, Bosch refrigerator, Grohe sink with a touchless faucet, and a Wolf oven and induction range.
The house also includes a Nest thermostat and solar window shades.
The traditional Trinity-style staircase has sculptured handrails. The second floor has the primary bedroom and a renovated bathroom, and the third floor has vaulted ceilings, exposed beams, recessed lighting, and a gas fireplace. The second bedroom there could serve as a den or office.
There is a full basement with a laundry and storage space.
The outdoor garden has a private patio.
The house is close to the Avenue of the Arts, PATCO, Whole Foods, Acme and a dog park, and it’s in the McCall School catchment area.
It is listed by Marion Dinofa of Compass Real Estate for $415,000.
